Do you offer co-hosting?
At the moment, we focus on full management only. We keep a boutique portfolio so we can maintain high standards and give each property dedicated attention.
What’s included in Full Management?
End-to-end management: professional presentation and listing setup, dynamic pricing (PriceLabs), guest communication (pre/during/post), check-in/out process, cleaning & laundry coordination, quality control, inventory replenishment, maintenance coordination, and ongoing admin support for short-term rental operation.
How do your fees work?
Full Management starts at 25% and is defined after a property evaluation (size, condition, seasonality, and operational needs). You’ll receive a clear proposal with full transparency and no hidden fees.
Can I still use my property whenever I want?
Yes. The home is always yours — you can block dates for personal use at any time. We’ll align availability and strategy around your plans.
Do you help prepare my apartment to become “AL-ready”?
Yes. Our “Preparação Completa AL” service starts at €250+ and can be booked on its own. We visit the property, assess what’s needed, build a shopping/setup plan, coordinate purchases and suppliers, install and style everything, and prepare it to photograph beautifully and host confidently.
What is “Cuidado da Propriedade”?
A property-check service for owners who are away (from €60+/month, depending on frequency). We do in-person visits, check for leaks/humidity/issues, air the home, run taps/flush, verify locks/appliances, and share updates (photo reports available).
How do you set prices and maximise performance?
We combine dynamic pricing tools (PriceLabs) with local market knowledge, seasonality, and positioning. The goal is consistent occupancy and strong nightly rates — without sacrificing guest experience.
